You don't seem to have found a bargain yet? Lots of bargains out there. I see them come across my email daily. Some of the selling prices are suprizingly low. But, I haven't found a bargain on a house that I want. I have rather specific criteria. And, I know whatever I pay (or would have paid over the last 3 years) is just going to end up being an over payment. I prefer to wait for the grassland you speak of... which the only point I debate with you is how deep the decline is that preceeds the grassland. Oh, I still disagree with the couple in the ghetto... "intend to sell in order to move into a safer neighborhood" (with safer being a key word) still equates to need in my mind. Families need to be secure... so in my mind, these people are unlikely to stay put long term, and holding on to the house will only net them a lower price in the long haul.
